Documents in the property & construction field
Waterloo, Lasne, La Hulpe and Rixensart draw a clientele that arrives for Brussels and moves on a few years later. Buyers, tenants, landlords: many of them sign in a language that is not their own. A lease and a sale deed are not read the same way, and they are not translated with the same reflexes.
Leases and condition reports
Main residence leases, short-term leases, entry and exit condition reports, statements of charges.
Sale agreements
Offers to buy, the preliminary contract, any condition precedent it carries, and the bundle of annexes handed over ahead of completion.
Notarial deeds
Sale deeds, deeds of division, co-ownership rules and powers of attorney intended for a practice in Walloon Brabant.
Co-ownership
House rules, minutes of general meetings, budgets and calls for funds.
Certificates and attestations
Energy ratings, reports from an electrical inspection, statements about the soil and the urban planning information a buyer receives.
Construction and works
Contractor quotes, specifications, planning permits, provisional acceptances and site meeting minutes.
The property & construction field in Walloon Brabant
Letting a house to a family posted here for three years, selling to a buyer from the north of the country, running a co-ownership where three languages cross: the Belgian property paper chain is a long one, and a misunderstood lease is contested two years later, when everyone remembers the conversation differently. The residential market of Waterloo, Lasne, La Hulpe and Rixensart runs largely on fixed-term leases signed by English- or Dutch-speaking tenants.
We take that chain from end to end, from the energy performance certificate to the soil attestation, without skipping the minutes of meetings and the house rules. New developments and site conversions add their permits and impact reports. For a document heading abroad, a title deed or a market value certificate, the sworn version is available, with legalisation of the signature when the receiving country demands it.
On the day of a signing or an adversarial inventory of fixtures, the interpreter present removes the ambiguity on the spot, rather than letting it resurface in the registered letter that follows.
- Leases and house rules
- Sale agreement, authentic deed, title deed
- Inventory of fixtures on arrival and on leaving
- Deed of division and minutes of the co-owners' meeting
When a written translation stops being enough
At signing, nobody wants to discover that one of the parties did not follow what has just been read out.
Executing a deed
Reading of the deed at the notary's office when a seller or a buyer does not understand the drafting language.
Condition reports
Joint inspection with a tenant who speaks no French, both at the start and at the end of the lease.
Co-ownership meetings
General meeting of a building where several owners do not follow the discussion in French.
Site meetings
Coordination with a foreign contractor or client, acceptance of the works and clearing of snagging items.
Where a party does not master the language of the deed, the notary calls in a sworn interpreter and that fact is recorded in the deed itself. Warn the practice early: finding the right combination on the eve of completion is not always possible, and postponing a signature costs everyone more than booking in good time.
What happens between your upload and the handover
Your property & construction file stays with one and the same project manager, from the first document received to the final handover.
- 01
Send the document over
Any readable phone snap will do, however badly framed. Booking an interpreter instead? Send the date, the address and the pair of languages involved.
- 02
After 1 h you know price and deadline
You learn the figure, the delivery date and which route applies: sworn where an authority insists, standard everywhere else. Nothing to pay, nothing to sign.
- 03
The file goes to a specialist
Your text is handed to a linguist who uses property & construction terminology daily, then passes under a second pair of eyes.
- 04
Handover or on-site assignment
The digital version reaches you by email. If a counter wants the stamped original, it travels by registered post. For a spoken assignment, the interpreter is there at the agreed hour.
A sale agreement to be signed in a foreign language?
Sworn interpreter available within 24 h at the practice, annexes translated in parallel, a quote within the hour.
What really counts on a property & construction file
An appearance that holds up in the deed
The interpreter is on the national register and takes the oath before the notary. Their capacity is recorded in the deed, which closes the door on any later challenge.
The annexes arrive before the signing
Energy certificate, planning information, co-ownership rules: we translate the documents beforehand, so the party has read them before sitting down.
A linguist from your own trade
We do not send a specialised text to a generalist. Urgency changes nothing about that rule, it only makes it harder to honour.
Confidentiality put in writing
Nobody touches your file without a signed confidentiality undertaking. Storage sits on servers inside the European Union, and one written request from you is enough to erase everything.
The quoted amount is the invoiced amount
No surcharge surfaces along the way. Translation, revision and handover all sit inside the figure you approved at the start.
Travel included within our area
Our interpreters drive to Wavre, Nivelles, Waterloo, Ottignies-Louvain-la-Neuve, Braine-l'Alleud, Rixensart or Jodoigne with no mileage charge.
Frequently asked questions
The notary requires an interpreter, who finds one?
We do, if you ask us to. Give us the completion date, the address of the practice and the party's language. A sworn interpreter is available within 24 h, but on a rare language a week's notice makes all the difference.
Does a lease have to be translated in sworn form?
Not in order to be valid between the parties: a standard translation is enough for a tenant to understand their obligations. The sworn version becomes useful once the lease is produced before a court or attached to an administrative file.
Do you translate the papers for a co-ownership meeting?
Yes, notice, agenda, budget and minutes. Several managing agents in the province have the minutes translated for owners who speak no French, which markedly reduces challenges during the appeal period.
How long before signing should we start?
A week is comfortable for a standard set of annexes. Below that we switch to express and deliver within 24 to 48 h. The pressure point is not the translation, it is the availability of an interpreter in a less common language.
